Frequently Asked Questions

WHAT WILL YOU PROVIDE ME WITH UPON COMPLETION OF THE JOB?
The Land Surveyor’s final product will vary with each survey, but generally you will be furnished with a copy of a signed and stamped plat or map showing what the land surveyor has done.  We will always provide the acreage or square footage of your property, just ask. State law generally requires that all boundary surveys performed by a licensed land surveyor(in which a property corner is set) be filed with the County Surveyor and copies available to the public.

 

I FOUND SOME OLD CORNER PINS WITH TAGS ON MY PROPERTY, CAN YOU USE THEM?
We have no way of knowing if another surveyor’s pins have been accurately set and would always recommend starting from scratch to ensure accurate surveying.

 

DO I NEED TO GET A SURVEY BEFORE I BUILD
A FENCE OR WALL?
We always advise knowing exactly where your property lines are before building something as expensive as a fence or wall.  It is not only prudent but much less expensive than resolving an encroachment problem through the courts.

 

IF I CAN LOCATE ANY DOCUMENTATION I HAVE PERTAINING TO THE PROPERTY, WOULD YOU LIKE ANY COPIES?
Please provide us with copies of any documentation that you possess. If you have personal information regarding the history of your property, you should provide that to your surveyor also. Documents might include a previously completed boundary survey, Title Insurance policy, property deed, property maps, easement descriptions, and boundary / easement agreements. For surveys involving the placement and location of manmade structures or improvements (Construction Survey), a set of signed plans from your architect or engineer will be needed.

 

WHY DO I NEED A LICENSED SURVEYOR?
In general only a Professional Land Surveyor(or Civil Engineer registered prior to 1982) licensed by the State Board of Professional Engineers and Land Surveyors is legally authorized to practice land surveying.
